I’ve been licensed as a Florida real estate broker continually since 1976, and throughout my 40 plus year career I’ve been a certified appraiser, a licensed mortgage broker, and a licensed real estate instructor. I grew up in the real estate, mortgage lending, and construction businesses so I’ve been around these related industries my whole life. I obtained my real estate salesman’s license at the age of 18 and my broker’s license a year later when I turned 19. I began my real estate career after college by specializing in property appraisal serving large lending institutions and the Veteran’s Administration as an approved appraiser for over 10 years.

I transitioned away from the appraisal industry in 1990 and began offering sales, leasing, and property management services to clients. Since 1990 I have sold, leased, and managed residential, commercial, multi-family, and vacation rental properties for individuals and institutional clients from the Gulf Coast to the Atlantic Ocean. Collectively those transactions equate to hundreds of transactions and many millions of dollars in sales and leasing volume. Due in large part to my appraisal background I was selected by several nationwide lenders to be their listing and managing broker to liquidate their recurring portfolio of foreclosed properties throughout Central Florida.  If it has to do with real estate, chances are I’ve “been there done that”.

An Expert Listing Agent is a Realtor who purposely devotes 80% or more of their practice to helping sellers liquidate properties they no longer want or need so they can acquire ones that they do. An Expert Listing Agent promotes a seller’s property to two constituencies: 1.) buyers searching for properties that match their wants and needs, 2.) Realtors who work primarily as buyer’s agents who specialize in helping buyers find just the right home.

For residential properties my sales commission rate is 6% of the first $2 million in selling price plus 5% of the amount over that. For commercial and multi-family properties my commission rate is 5% of the sales price. All sales commissions are paid at settlement (or completion). My leasing fee is equal to one month’s rent with a minimum fee of $2,5000.00. Technically leasing fees are due once the lease is fully executed but typically are paid when the tenant takes occupancy. For ongoing property management and tenant relationship services my fee is 10% of the monthly rental.

While many real estate companies require listing agreements of six months to one year, my listing agreements are for 120 days. Most of my listings go into escrow in under 60 days (many have contracted and closed in 30 days or less) so regardless of market conditions, if I can’t get your property into escrow in under 120 days something is wrong. If that does occur, we will revisit all the circumstances as to why not and then decide whether it’s in our respective best interests to continue onward with our business relationship.

As a footnote, Florida law prohibits perpetual listing agreements, requiring all listing agreements have a definitive expiration date. The term of the listing agreement is a negotiated element of the listing contract between the property owner and the listing realty firm.

Of course I can. I sell properties in many neighborhoods throughout the Central Florida region, and just as when I was in the appraisal business I do extensive market research to understand the nuances of each neighborhood where I list and sell properties. Since beginning my selling activities in 1990 I’ve listed and sold properties of various sizes, values, and property classes from the Gulf Coast to the Atlantic Ocean. Each property listing deserves to be presented in it’s best light with a full compliment of accurate information.

Although not a highly efficient and effective marketing tool, some of my listed properties have been purchased by an Open House visitor. Historically, over 90% of buyers begin their home search on the internet so the most effective way to reach these motivated and qualified buyers is by posting high quality images and virtual tours on the most visited real estate websites. Hosting a Broker’s Open House event where area Realtors are invited to a private tour of the property is a more effective Open House event.

As an Expert Listing Agent my practice is primarily dedicated to helping sellers liquidate properties they no longer want or need and subsequently helping them acquire ones that they do. In that context my work with buyers is limited to those who respond directly to one of my listed property’s advertising and promotion and who demonstrate the genuine desire and financial ability to purchase that property or another one I have in my listing inventory. As noted, I work with my listed sellers (should they become buyers after closing) should they desire to purchase another property locally, are moving to another part of Florida, or to another state. If they are leaving my service area I refer them to an experienced qualified buyer’s agent serving their destination market.

Referrals have always been a part of my business and continually receive referrals from friends, family, acquaintances, and other real estate professionals. I’m always  honored to receive a referral as it demonstrates that person’s trust and faith in my ability to give exceptional service to the person they’ve referred. Referral fees are always paid to other real estate professionals, however Florida law prohibits payment of a referral fee to any person that does not have a valid real estate license in their state or their licensing jurisdiction.

I’ve been selling properties for a long time, in both rising markets and in declining markets, so what it comes down to is when you’re ready to sell regardless of whether the market is moving up or moving down, my goal is to get you Full Market Value for your property in the shortest amount of time with the least inconvenience to you and your family. There’s no upfront fees or costs to list your property with me and there’s zero costs if I’m not 100% successful in meeting your selling goals.

Electronic Lock Boxes

I only use electronic lockboxes are used on my listings. These hardened, electronic boxes are only accessible by digital keys and automatically track every instance of being opened. The boxes record the showing agent’s identity, date, and time of access providing a digital paper trail for tracking and reporting of access to your property by other agents.

Showing Alerts

I use the Showing Time System on all of my listings. This fully automated system records the agent’s contact information and verifies that the agent’s real estate license is valid. The system sends me alerts for every showing request so I can gauge the level of interest of buyer’s agents. It also sends emails to the showing agent requesting valuable feedback after the showing.

Escrow Account Services

Better Life Realty of Florida maintains an escrow account, and if desired, escrow services are provided free of charge to all of our sellers. All financial transactions are sent and received via wire transfer directly into or out of the escrow account. Our escrow account records are maintained in accordance with the Division of Real Estate and Florid Real Estate Commission rules and regulations.
